Board of Directors
  • chevron_rightHow long are board members terms?
    Board members are elected to two year terms by the residents of the community.  The Shadow Brook board currently consists of seven board members. Board members may run for consecutive terms per the guidelines in Florida statute 718. 
     
    The election of officers is staggered annually so that their is always someone with experience on the board to mentor new members.
     
    Specific board positions such as president, vice-president, treasurer and secretary are elected by the board themselves at a meeting held after the annual homeowners meeting.
     
    Board openings resulting from mid-term resignations are filled by the current board appointing someone to fill the vacant position and that person will reside on the board for the remainder of the term they are filling.

Clubhouse
  • chevron_rightCan I reserve the clubhouse for a personal gathering?
    Yes.  The clubhouse can be reserved, pending board approval.  A completed Clubhouse Usage Agreement, and a check for $100, will need to be delivered to the clubhouse office to start the process.  Please check the Calendar to see if the date/time you are requesting is showing available.
  • chevron_rightHow do I check out library materiel?
    The library works on the honor system.  Take what you are interested in and return it when you are finished with it.  You can also donate books, puzzles, etc. to the library by leaving the items in the white return box.
  • chevron_rightIs alcohol allowed at the clubhouse?
    Alcohol may only be consumed on or about any of the common elements or limited common elements at certain community events as approved by a majority of the board of directors. 
     
    Alcohol is not permitted on or about any of the common elements or limited common elements at any resident sponsored event.
  • chevron_rightWhat are the hours of the clubhouse?
    The clubhouse is open daily from around dawn until dusk.  The doors will lock at sunset.  No one will be admitted after sunset and those still in the clubhouse will need to exit before dusk.  Clubhouse hours are the same as the pool hours.
  • chevron_rightWhat is the WiFi Password at the Clubhouse (and Pool)?
    Please be kind to your neighbors and DO NOT stream high bandwidth music and videos.  If bandwidth consumption becomes an issue, data throttling will be instituted.  Thank you for your cooperation.

  • chevron_rightAuto Debit & On-line Payments

    You will be directed to a third party website to make online fee payments.  The Newby payment site is not affiliated with www.shadowbrookonline.com and your login credentials for this site will not work on the Newby Management payment portal.  You will need to register on the payment portal if you have not already done so.
     
    There may be additional fees incurred by using the online payment portal.  These additional fees are not collected by Shadow Brook.

    If you would prefer, you can arrange for auto debit from a bank account.  The form for auto-debit can be downloaded here.
  • chevron_rightHow much is the lot rent at Shadow Brook?
    As a land owned community, Shadow Brook does not have lot rent, only quarterly condo fees.
  • chevron_rightWhen are my fees due?
    The full amount of the quarterly Shadow Brook fees is due on the first day of each quarter (January, April, July, October). 
  • chevron_rightWhere do I pay my fees?
    Checks and money orders are to be made payable to: Shadow Brook.

    Unfortunately, we are unable to accept cash.

  • chevron_rightHow come I haven't received coupon books to pay my fees?
    Payment books are no longer being printed and sent to residents. 
     
    Starting in 2024, you will receive 4 coupons, printed on one sheet of paper, that you may separate and use with each quarter's payment.  You are not required to use the coupon to make your payment as long as you write your lot# on your check.  The coupons were sent with the second annual meeting packet of information.  The coupons are also available for download here by unit owners.
     
    Please make one payment for the full fee amount and send it to, or drop it off, at the office in the clubhouse.
  • chevron_rightHow much are the Association fees?
    Shadow Brook Condominium Owners Association has purchased the Shadow Brook Water & Sewer System and the water & sewer fees are now part of the condo fees.  Please write one check only for the entire amount made out to Shadow Brook.
     
    Fees are $600 per quarter and covers all of the current Shadow Brook fees. 
     
    Payment is due the first day of each quarter (January, April, July, October).

  • chevron_rightCan I change the appearance of my home/property?
    Any change to the exterior appearance of your home or property (i.e. painting, plantings, driveway modifications, etc.) must be approved by the board of directors prior to any work starting.
     
    Submit an architectural request form to the office and you will be notified when your request is approved or declined. It can take up to 30 days for your request to be considered so plan your project accordingly.
     
    Failure to gain approval may result in fines, legal action and having to revert the change back to it's original appearance at your expense.
     
    The architectural request form can be picked up at the clubhouse or downloaded from the website. It's located under Resident Forms.
  • chevron_rightCommunity Club Aluminum Can Collection
    Once a month, Community Club volunteers will come to your home and collect empty aluminum cans for recycling. The Community Club uses this "can money" for projects and functions within the community.
     
    Collection occurs the first Saturday of the month around 9:00 am. If the collection date falls within a holiday week, the collection will be rescheduled for the following Saturday. This rescheduling is to accommodate trash collection which is bumped to Saturday during holiday weeks.
     
    Cans need to be bagged and at the end of your driveway. Please do not put your cans out the night before. If you do, the metal scrappers that drive through the neighborhood may pick them up.
     
    If you have any question about the can collection date for the month refer to the Calendar on the website.
     
    If you prefer, you can also drop off cans at the clubhouse. Place them in the fenced in area to the east of the clubhouse near the sheds. Please make sure they are clear of the air conditioning units 
  • chevron_rightDo you have to pay lot rent in Shadow Brook?
    No.  Shadow Brook is a land owned community organized as a condominium owners association (COA).  See Payments for condo association fees.
  • chevron_rightWhen can I water my lawn?
    Watering Days for House Numbers Ending in:
             Odd Numbers - Wednesday and Saturday
             Even Numbers - Thursday and Sunday
     
    Watering Hours are before 10 am. OR after 4 pm, not both
     
    Water no more than twice per week!
     
    Watering excessively during this schedule or watering outside of this schedule may result in fines from Shadow Brook and/or Manatee County
  • chevron_rightWho controls the Shadow Brook Facebook pages?
    We are currently aware of two Shadow Brook groups on Facebook, "Shadow Brook Neighbors" and "SHADOWBROOK, Palmetto NO RULES!". Shadow Brook Condominium Owners Association and it's management company ARE IN NO WAY affiliated with either of these Facebook groups. Both groups are run by residents of the community, not the association. 
     
    If you have any concerns regarding either of these groups you should reach out to the groups moderator(s) or to Meta, Facebook's parent company.
     
    Important information concerning the community will be posted by the association on this website and, if warranted, via email to those residents who have registered on this site. In addition, certain communications, per statute, will be sent USPS. Any information posted on Facebook should not be considered official correspondence from the association.
  • chevron_rightWho is our management company?
    Shadow Brook has an agreement with Newby Management for management services.  Newby Management specializes in management assistance for mobile home communities.  Jamey Weaver is our on-site CAM (Community Association Manager).

  • chevron_rightWhen is someone in the office?
    Open office hours are as follows:
     
    Monday & Tuesday - 1:00 pm to 5:00 pm 
    Wednesday & Thursday - 9:00 am to 12:00 pm
    Friday, Saturday & Sunday - Closed

    Meetings, training and vacations will occasionally cause the office to be closed during these times. 
    Please call ahead to ensure the office is staffed upon your arrival.
  • chevron_rightDoes Shadow Brook have an HOA?
    No.  Shadow Brook is organized as a Condominium Owners Association (COA).  The Florida statutes address a Condominium Owners Association differently than a Home Owners Association (HOA).

  • chevron_rightHow do I receive the Disney+ Streaming Channel?
    The cable package that we purchase from Spectrum currently gives you access to the ad supported Disney+ streaming channel. This is a streaming channel, not a cable channel so it will not be available using your cable box. You will need to use a smart TV, Roku, Fire Stick, phone, tablet, etc.
     
    Click on the link below to subscribe at zero additional cost to you. If you have difficulties subscribing, please contact Spectrum directly. Shadow Brook management does not have the ability to assist you.

  • chevron_rightWhat is included with the Spectrum supplied television and Internet service?
    Each residence is entitled to receive, at no charge, a cable modem, WiFi router and three digital television set top boxes.  One of these set top boxes may be a DVR at no additional charge. 
     
    Internet speeds of 500/20.
     
    Television channels included are; Spectrum TV Select Plus, Entertainment View, Sports View & ad supported Disney+ Streaming

    To change the email address that we send notifications to, click on Your Profile, then click on Update Profile. Scroll to find and change your email address. Once changed, scroll to the bottom of the screen to click Save for the changes to take effect. Changing your email address does not change your username. To change your username follow the directions below.
