If you are a property owner, or just live in Shadow Brook, registered for access, and 7 days have passed and you cannot find a confirmation email in your inbox or spam folder, try clicking on Forgot Password to receive another email. 

 

Owner access will not be granted until the sale of the property is complete. Owner access will not be granted to a registrant unless they are listed as an owner by Manatee County or we have a notice on file from an owner of record that grants owner access to the registrant. The statutes do not automatically consider a relative of an owner to be an owner of the property. 

 

If you recently purchased your property, it may take substantially longer to verify ownership. Lately, it is taking Manatee County 30 days or longer to update property records. If we are unable to verify ownership after this period, an email will be sent to you explaining what is happening and the steps you may pursue to rectify the situation. 

 

Please keep in mind that the Shadow Brook Board of Directors is an unpaid, volunteer organization and user registrations are processed as time permits. Thank you for your understanding.
